How much do I need saved for a down payment?
Less than most people expect. Many of our first-time buyers put down between 3% and 5%, and our mortgage coach Theo helps you find down-payment assistance and first-home programmes you may qualify for. We will map out the real numbers together before you ever tour a home.
Do I have to pay to work with a Hearth & Key agent as a buyer?
In most cases buyers do not pay our commission directly — it is typically arranged as part of the transaction. We will walk you through exactly how it works for your situation, in writing, before you commit to anything.
How quickly can we start looking at homes?
As soon as you are ready. Some families tour within a few days of saying hello; others take months to get comfortable first. We move at your pace, not a sales quota's.
We're selling the home we raised our kids in. How do you approach that?
Gently, and with a clear plan. Priya walks the home with you, suggests small prep and staging that lift the price, sets an honest asking number backed by local sales, and handles showings so the goodbye feels a little easier.
Which neighbourhoods do you cover?
All of Cedar Hollow and the wider Maple Valley — Orchard Hill, Maple Grove, Birchwood, Sunnyside, Willow Bend, Ferndale, Cobble Court and beyond. Our agents live on these streets and know which ones fit young families, downsizers, and everyone between.
What if we're relocating from out of town?
We do this often. Marcus runs video tours, shares honest neighbourhood breakdowns, and builds a shortlist before you arrive so your first trip is spent deciding, not searching. Relocating with kids is our specialty.
Can you recommend a lender, inspector, or mover?
Yes — we keep a little black book of trusted local people we would send our own families to. You are never obligated to use them, but a warm introduction takes one more worry off your plate.
Do you help with new-build or fixer-upper homes too?
We do. Whether you want a move-in-ready bungalow or a characterful home that needs love, we will talk through the true costs and trade-offs honestly so there are no surprises after closing.
