Buyer representation

A search run against what was actually asked for rather than against what happens to be on the books, viewings booked and attended, and the condition of each house written up the same day. The offer is then negotiated by somebody who has stood in the room and seen what the photographs left out.

Worth knowing: No survey is included here — that is a chartered surveyor's work and is named as such when a house needs one.

Photography and floor plan

A half day in the house with a tripod, a level and a laser measure. Every room is photographed square to the wall from the doorway, the whole floor is measured, and the result is a scaled plan and a set of files that stay the owner's to use anywhere, including with another agency.

What the appointment includes

  • The floor measured and drawn to scale
  • The files handed over, with no licence attached

Worth knowing: It is a record, not a listing. Nothing is advertised, and nothing here obliges anybody to instruct this office afterwards.

About 3 hours Best for an owner letting privately, insuring a house, or deciding what to change before selling.

The long instruction

Price: $950

Rental letting

A rent assessed against what has actually let nearby, the property advertised, applicants referenced properly, and a tenancy drawn up and signed. The keys are handed over against a dated inventory with photographs, which is the document that settles every argument at the end of a tenancy.

What the appointment includes

  • A rent assessed from recent lettings, in writing
  • Applicants referenced before a tenancy is offered
  • The tenancy agreement drawn up and signed
  • Keys handed over on a dated photographic inventory

Worth knowing: A house that would not pass a habitation standard is said so at the assessment, not discovered by a tenant. The letting stops there until the work is done.

About 3 weeks Best for an owner letting a house for the first time, or one who has been managing a tenancy without a written inventory.

Between instructions

Price: $95

Viewing accompaniment

One viewing attended by an agent who has already walked the house and read what there is to read about it. The questions get answered in the room, and what was said is written up and sent the same day. It is added to another service, or taken on its own.

Worth knowing: It is an attendance and a note, not a survey and not a valuation — anything that needs a chartered surveyor is named as such.

About 45 minutes Best for a buyer who cannot get there, or an owner who would rather not show their own house.

Valuation and market appraisal

An hour in the house that is mostly about the fabric rather than the furniture. What has been changed, what has been left, where the damp shows and what the roof is doing are all looked at, and the result is a written figure with the comparable sales it rests on set out underneath it, given whether or not the house is ever listed through this office.

What the appointment includes

  • You walk the house with the agent throughout
  • Every comparable sale named and dated
  • The figure written down, not quoted at the door

Worth knowing: A figure that is lower than hoped is still the figure. Nothing here is priced to win an instruction, and the fee does not change with the answer.

About 1 hour Best before deciding anything: to sell, to let, to insure, or simply to know.

Before the viewing

How getting in touch works

  1. Describe the house

    A message says what the house is, roughly when it was built, what has been done to it and which service looks closest. A photograph is welcome and never required.

  2. Read the reply

    An agent answers by email or telephone during opening hours, names the service that fits, states the price and says how long the appointment needs.

  3. Agree a time

    The time is fixed in that reply, or through the Book action if a slot is being chosen directly. Nothing earlier in the sequence holds an appointment.

When a service is not the right one

An agent with the house in front of them will say when a chosen service is the wrong fit and name the one that is, before starting. That happens in the hallway and it happens in the reply to a message. Nothing gets started on a service that will not work, and nothing gets invoiced for a service that was not carried out.

Cornice & Slate Real Estate does not carry out structural surveys, does not do conveyancing and does not give mortgage advice. All three are regulated work for somebody else, and each one is named as such when a house needs it.
